Aiming to make a further leap towards becoming a “corporate group for housing to create great living”

The Company conducts a variety of businesses that center on condominiums throughout the entire Haseko Group under the corporate philosophy of “To contribute to society by creating an optimal environment for cities and people.” Since completing the construction of the first new condominium in 1969, the Company has built a cumulative total of approximately 700,000 condominium units. This number corresponds to about 10% of the total number of for-sale condominium units currently used or usable in Japan, making us the number one company in terms of construction performance. As such, we have spread the condominium housing type widely, set the standard for present-day condominium units through various technological developments that lead the industry, and pursued a comfortable style of housing.

The “Haseko Group Long-Term Vision ~What the Company aims to be for the fiscal year ending March 2030~ aims to make a leap forward in terms of both physical products and services as well as know-how to become a “corporate group for housing to create great living.” This year marks the final year of our “HASEKO Next Stage Plan (Plan NS)” medium-term business plan, and we will continue to work on growth strategies that anticipate changes in social conditions. In the construction-related business, we are expanding the area of our mainstay business, for-sale condominiums, and increasing the range of our housing line, such as high-rise condominiums, redevelopment projects, rental condominiums, corporate housing, student dormitories, and detached houses, while also expanding and reinforcing our construction domains available for orders, such as logistics warehouses, data centers, and office buildings. Moreover, in the real estate business, we are implementing our for-sale condominium business across Japan, successfully expanding such service-related business as management and remodeling. Overseas, we will continue to work on the real estate development business, including investment in houses for senior citizens and rental houses, with the goal of establishing a revenue base in the United States.

In 2023, we completed “Sustaina Branche Hongyotoku,” a rental condominium built by renovating a former corporate housing complex . Leveraging the expertise we have accumulated to date in areas such as construction and repair to the maximum extent possible, the property has achieved net-zero CO2 emissions when in use for the first time ever in Japan. We have also made some of its units experimental residential housing, aiming to realize the optimization of living through Living Information Modeling (LIM)—a system that uses IoT devices and AI technology, in addition to technologies for longer service life, saving energy, and housing for wellness .

As a result of the COVID-19 pandemic, people’s needs regarding the style of their housing and their work style have changed and diversified significantly, and various creative ideas are now required to meet those needs. In response, we are aiming to create a new business model by working innovatively to strengthen the competitiveness of our products and services and improve productivity through proactively promoting Digital Transformation (DX) in an original manner, such as by utilizing Building Information Modeling (BIM) and Living Information Modeling (LIM). To this end, we launched the DX Academy in 2021 and are focusing on fostering human resources with specialist knowledge and expertise. In addition, to promote the flourishing of diverse talent, we launched the D&I Promotion Office within the Company last year. As well as further promoting initiatives for the active participation of women, we are working to create and organize an environment where many employees feel comfortable and shine, with “getting the most out of their qualities” as a key theme.

As an ESG-related initiative, we have established the Haseko Group’s Climate Change Response Policy “HASEKO ZERO-Emission” and set targets for reducing greenhouse gas emissions (CO2). In 2022, these targets were certified as based on scientific evidence by the Science Based Targets initiative (SBTi) . In May 2023, we transitioned to 100% renewable energy for the electricity used at all Haseko Corporation construction sites . We also focus on the development and introduction of construction technologies that reduce environmental impact, including H-BA concrete, an environment-conscious concrete that we developed on our own ; the advancement of the transition to Zero Energy House (ZEH) of all our self-developed for-sale condominium units and self-owned rental condominium units for which we commenced design in and after fiscal 2022; and the promotion of using wood and wooden materials for condominiums. Through these measures, the entire Haseko Group aims to improve corporate value and contribute to the realization of a sustainable society. In addition, based on the “Haseko Group’s Human Rights Policy,” which was established in 2022 to clarify our approach to respect for human rights and to fulfill our corporate responsibility of respecting human rights, we will continue to implement human rights due diligence, including in our supply chain, while increasing awareness of human rights within the Group.
