Basic Approach & Policy

We will contribute toward improving the value of the region as a whole by supporting regional revitalization and the building of a prosperous community that includes local residents.

Initiatives

Promotion of Asuka Village projects

Asuka Village, which is located in the central part of Nara Prefecture, is also known as “the Spiritual Home of Japan” due to the fact that it is the birthplace of Japan's framework as a nation based on ritsuryo (i.e., legal codes of the Nara and Heian eras) and is home to historical relics of the Asuka era which blend into the surrounding natural environment. Haseko Corporation has been engaging in activities to support Asuka Village since 2015, including selling vegetables sourced from the Village in condominiums managed by the Haseko Group. In September 2017, we signed the “Framework Agreement on Public-Private Cooperation” with Asuka Village and the Asuka Village Regional Development Corporation with the aim of collaborating with each other in activities to preserve the history of the ancient capital of Asuka as well as industrial and regional revitalization projects for Asuka Village, and we promote these activities through multifaceted approaches. We will promote three projects based on the themes “Enjoying the charm of Asuka Village,” “Experiencing Asuka Village,” and “Living in Asuka Village,” and thereby contribute toward activities to preserve the history of the ancient capital of Asuka as well as industrial and regional revitalization of Asuka Village.

Business to bring old traditional homes back to life as accommodation

While Asuka Village has many historical sites of the Asuka era including palaces and the entire village is required to be preserved as a historical landscape area, it has issues including declining population, a shortage in accommodation facilities and an increasing number of vacant homes. Haseko Corporation launched the Asuka Village Project Promotion Office to promote a business to help solve these issues.
In January 2021, we established Haseko Village Life, a new company engaging in the regional revitalization and accommodation operation businesses at Asuka Village, to promote the accommodation business mainly using renovated old traditional houses. In March 2022, we opened our first hotel, BRANCHERA VILLA ASUKA, which is a registered tangible cultural property. In July 2025, we opened BRANCHERA ISHIBUTAI TERRACE. We are undertaking initiatives that leverage the know-how cultivated by the Haseko Group to contribute to the revitalization of Asuka Village.
Also in December 2020, Asuka Village, Nara Women's University and the Haseko Group concluded a framework agreement on industry-government-academia cooperation for the purposes of regional revitalization, historical preservation activities, and creation and development of a vibrant regional society in Asuka Village to address its regional issues by drawing on “historical resources” (Asuka Village), “knowledge” (Nara Women's University) and “vitality” (the Haseko Group). Through hands-on building surveys and fieldwork at actual old traditional houses, the three parties are jointly continuing activities such as formulating utilization plans that will lead to revitalization.

Corporate Furusato Nozei program in Asuka Village put to use

Haseko Corporation has donated taxes to Asuka Village since 2018 by utilizing the Corporate Furusato Nozei (Hometown Tax Donation) program.
In FY2025, these were used to maintain bamboo forests and other such areas in the surroundings of locations that constitute World Heritage candidate sites, build the appeal of Asuka as an agricultural village, enact wild animal control measures, and organize the Asuka Half Marathon.

Sponsorship of the Asuka Half Marathon

The Haseko Group is a special sponsor of the Asuka Half Marathon.
On March 8, 2026, the Asuka Half Marathon took place with roughly 3,000 runners participating. In addition, approximately 300 Haseko Group employees took part in the volunteer activities.
The marathon features a course that tours the archaeological sites of Asuka Village, part of the Ancient Capitals of Asuka and Fujiwara which are aiming for World Heritage status. Asuka Village’s uniquely undulating course is a defining feature, offering appeal not found in other marathons, such as an eco-conscious hydration system where runners bring their own bottles or cups instead of disposable paper cups, and aid stations serving persimmon leaf sushi. Going forward, we will continue to promote the appeal of Asuka Village through this marathon and contribute to further regional revitalization.

Haseko Asuka Village Community Farm—rental farm for condominium residents

Haseko Village Life operates the Haseko Asuka Village Community Farm, a rental farm that makes use of idle farmland for initiatives for experiencing the scenery and agricultural activities of Asuka Village.
It serves as a venue for social gathering between child-rearing families and senior couples who have no experience in agriculture and residents of Asuka Village who are well versed in agriculture, contributing to increasing the nonresident population and related population.

Donating harvested vegetables to cafeterias for children in need

The Asuka Village Regional Development Corporation and Haseko Corporation jointly donated vegetables harvested at Haseko Asuka Village Community Farm to cafeterias for children in need (kodomo shokudo) (Total 38 sites) in Nara Prefecture in December 2025 and January 2026. The vegetables were used for meals at these cafeterias and also delivered to single parent families and neighboring children’s homes as activities drawing on the close-knit community. We will continue with social contribution through the donation of vegetables.

Helping to host a fencing trial class

As part of our regional revitalization initiatives under our public-private partnership with Asuka Village, Haseko Corporation helped in the hosting of a fencing trial class held at Asuka Elementary School on June 10, 2025. This event was hosted by Asuka Village and run together with the Nara Prefectural Fencing Association and Dai Nippon Printing Co., Ltd., and as well as providing an opportunity for children to experience a new sport, the event aimed to deepen engagement with the local community.
228 children participated on the day, ranging in age from elementary school grades 1 to 6, and in addition to learning the basic movements and rules of fencing, they engaged in a hands-on experience program using special equipment. Exhibition matches were held with participants including Haseko employees who have represented Japan in fencing, offering the chance to get a close-up experience of the speed and compelling nature of competition at the top level.

Community support

Co-creative residence ComRezi Akabane

The Haseko Group constructed ComRezi Akabane, a co-creative residence consisting of a student dormitory, a shared corporate dormitory, and rental condominiums.
This property provides an opportunity for dormitory students, company employees, and tenants of rental condominiums to create a community together so that they can feel the importance and attractiveness of human connections through encounters and discoveries, which will lead to their growth.
As a corporate group for housing to create great living, the Haseko Group will continue to take on the challenge of building and providing new housing complexes focusing on future urban living from service and hardware aspects to support the affluent lifestyles of residents.

Co-creative residence ComRezi Akabane won the 2022 Good Design Award.
The project was praised for presenting a broader range of possibilities for living from a new perspective of multi-generational interaction, amidst changes in people’s lifestyles along with the times.

Regional revitalization (area management) initiatives

In 2020, Haseko Corporation signed a project contract on the Municipal Sakura-no-Miya Housing Complex Reconstruction (Phase 2) as a representative corporation, and in the wake of this, it has engaged in activities for local revitalization and area management around Kobe City’s Kitasuzu randai district.
We participate in Kitasuzu〇(maru)〇(maru), an area platform which consists of local resident groups and activity groups, local universities, railway operators, regional commercial businesses, residential property companies, botanical gardens, hospitals, etc.
Our activities include formulating the Kitasuzu Tsuzuku Vision that reflects the district’s community development policies, creating opportunities for multi-generation interaction and lively activities using municipal housing sites and local parks, and developing the Kitasuzu Board, a digital forum to share information on local shops, attractions, and activities. We also create systems for community development companies to operate public spaces.

Comprehensive Partnership Agreement with Fukuoka Prefecture

In May 2023, Fukuoka Prefecture and Haseko Corporation formed a comprehensive partnership agreement aimed at resolving regional issues, revitalizing the community, and improving services for residents by engaging in collaborative social contribution activities within Fukuoka Prefecture. We participate in activities such as the One Citizen, One Flower campaign, which enhances the appeal and value of cities by adorning parks, sidewalks, and company offices with flowers grown by individual citizens, and clean-up activities at the Sacred Island of Okinoshima and Associated Sites in the Munakata Region, a World Heritage Site. In addition, we cooperate in supporting the independence and social participation of persons with disabilities.
We will contribute to the creation of a mutually cooperative society in Fukuoka Prefecture by promoting activities that leverage know-how and attractiveness of the Haseko Group* in cooperation with Fukuoka Prefecture.

  • Twelve Group companies including Haseko Corporation, Haseko Community Kyushu, Haseko Reform, and Haseko Livenet, are developing business in Kyushu district centering on Fukuoka Prefecture.

Aru Forum: A community formation support mechanism

Events and club activities in condominiums offer chances for residents to interact with each other, and lead to the formation of a better community. Through the Aru Forum that offers support for such activities, Haseko Community supports resident-led community building.
With Aru Forum, Haseko Community supports residents in their running of activities based on the consensus forming work of the management association. Local service staff, front desk staff (condominium staff), and support staff at head office work together to support forums for interaction through events and club activities, and strive to build a mechanism under which community activities that reflect the unique characteristics of each condominium keep going.

Mission Uchimizu (Water Sprinkling) at Condominiums

Uchimizu is one of the practices stemming from ancient wisdom in Japan, which involves sprinkling water outside on the ground in order to cool down and prevent dirt and dust from rising into the air. Uchimizu also has the effect of lowering the temperature by utilizing the heat of vaporization.
Since 2008, Haseko Property Management Holdings has continued to hold Mission Uchimizu (Water Sprinkling), welcoming participants from all generations, as part of community development at condominiums where it is entrusted with condominium management and as an opportunity for raising awareness about global warming and ecology. A cumulative total of 686,114 households participated in this event in the 12-year period through FY2019.

Fencing Fan Appreciation Festival held for residents

In partnership with the Japan Fencing Federation, the Haseko Group is working to promote and develop the sport of fencing. As part of this, we held a Fencing Fan Appreciation Festival on July 6, 2025 for residents of a condominium under the management of Haseko Community.
56 groups totaling 125 people participated in this event, and in addition to exhibition matches, a talk, and a Q&A session by current top fencing athletes, other attractions included a trial program for everyone including newcomers to fencing. There were also opportunities for participants to interact directly with the athletes, and the event provided a venue to experience the appeal of sport and for inter-generational exchanges. Furthermore, the hands-on “smart fencing” sessions saw many participants, and, among other content, contributed to making the event an opportunity to experience sport up-close.

Housing and Community Foundation: Clarifying social issues in housing and contributing toward improvements

The Housing and Community Foundation (chaired by Kazuo Ikegami [Vice Chairman of Haseko Corporation] (hereafter, “Foundation”)) is a general incorporated foundation established by Haseko Corporation in July 1992 with the objective of contributing to the creation of a prosperous living environment. In order to create a high-quality living environment and a local community full of vitality that transcends generations, we believe that building homes and communities on the initiative of citizens is crucial, and we make it our social mission to support such activities.
Specifically, apart from grant funding projects that support NPOs and citizen groups involved in building a variety of homes and communities in various regions of Japan, we also carry out network operations to connect activity groups with supporting organizations and relevant bodies to facilitate exchange and collaboration. In addition, we carry out research and studies relating to homes and communities.
Housing and community-related problems arising in the context of the incontrovertible decline in population and aging society with fewer children are occurring not only in regional cities but also in major metropolitan cities and their outskirts. There, the Foundation will continue to foster communities of flourishing homes and lively district-building activities by building on outcomes of past activities and projects, while also enhancing grant funding projects and being conscious of connections and cooperation between diverse groups and entities.

Grant funding projects

To support NPOs and civic activities in the fields of housing, town planning, and community building, we provide aid by funding activities through public offerings. Since starting this initiative in 1993, grant recipients have risen to a total of 544 organizations thus far. Rigorous selection of these recipients is conducted by the Screening Committee for Housing and Community Development Activity Grants. In FY2026, 19 recipients were selected from among 172 applicants for the 34th grants program.

Network operations

Through opportunities such as the Housing and Community-Building NPO networking events, we are creating networks to promote activities for housing and community-building. Events were held three times in FY2025 for grant recipients to gather and give presentations on the results of their prospective activities, and for participants to enjoy the opportunity to share knowledge and experiences regarding their activities through exchange and discussions.

Research and study

We conduct surveys around themes including NPO and civic activities; cooperation, collaboration, and exchange; regional community and daily-life environment; and enhancement of residential areas. Utilizing results of grant activities, we study actual conditions and the ideal image of new housing and community building activities.
